    We are currently sourcing for an experienced Portfolio Financial Manager who will manage the forecasting and assist in the management of a division of assets within Federal Realty’s New York/Boston/Chicago portfolio. The portfolio consists of 21 properties which comprise grocery anchored shopping centers and neighborhood lifestyle centers located in the Boston, Detroit and Chicago metropolitan regions, Long Island and Queens in New York. Currently there is over 4 million SF of GLA valued at approximately $1.5 billion. The successful candidate’s responsibilities will be focused on financial performance and divisional reporting/forecasting. The Portfolio Financial Manager will partner with the Vice President, Finance and the Vice President of Asset Management for the division - providing input and direction on how to best manage the portfolio of assets to achieve maximum value creation.  This person will be a team player working with leasing, legal, lease administration, development, operations, collections, marketing, and tenant coordination.  The ideal candidate will have the highest level of personal integrity, intelligence and broad thinking characteristics to succeed.


    • Create, maintain, and analyze detailed 10-quarter rolling cash flow forecasts for each property and consolidate for the division
    • Manage annual budget process, tracking deadlines, and partnering with team to achieve regional and corporate financial objectives
    • Perform budgeting and forecast variance reporting on a quarterly and annual basis
    • Review reporting of portfolio financials
    • Minimize portfolio bad debt through active management of watch list tenants and interaction with the Trust’s collections department
    • Manage real estate tax expenses through tracking of assessments, review of bills, and interaction with tax counsel on potential appeals
    • Provide detailed analysis of lease transactions including incremental yield, value creation, credit analysis, and financial recommendation
    • Prepare financial analyses for development and redevelopment projects
    • Additional projects as requested by the Vice President, Finance and Asset Manager


    • 3-5 years of financial experience with retail real estate owner, manager, or real estate consulting group
    • Excellent financial analysis skills including thorough knowledge of Microsoft Excel at an intermediate to advanced level 
    • Intermediate or higher level of proficiency in Argus Enterprise or similar real estate modeling software required
    • Bachelor’s degree in finance, accounting, or real estate concentration preferred
    • Motivated, self-starter with the ability to work with minimal supervision and to function in team environment by effectively communicating and sharing information with people in other departments within the company
    • Excellent interpersonal, verbal and written communication skills
    • Highly organized and efficient with the ability to handle multiple projects, think creatively and set priorities
    • Familiarity with accounting systems preferred
